Title Agents Handling Escrow

A title agent, whether a natural person or firm, does not need an additional license to handle escrow. NRS 692A.240 allows a person to administer escrows if they are licensed as a title insurer, a title agent or escrow officer pursuant to Title 57 or as an escrow agent or escrow agency pursuant to Chapter NRS 645A.

A person working for a title agent/insurer can be licensed as an escrow officer if they only handle escrows and do not sell, solicit, or negotiate insurance. A person not working for a title agent/insurer can be licensed as an escrow agent (natural person) or escrow agency (firm) if they only handle escrows and are not involved in the business of title insurance.


Unlawful Inducements in the Title Industry

The Nevada Division of Insurance often receives questions regarding marketing practices in the title industry that may violate Nevada's rebate and inducement laws. Real estate and mortgage professionals may unknowingly be asking title professionals for items or favors that they are not allowed to provide under Nevada law. Please see Bulletins 14-009 and 18-007 for details.

License Renewal (All Title Licenses):

Renew online at https://www.sircon.com/nevada. Triennial renewal fee $185.00 - Due the last day of the month which is 3 years after the month in which the license was issued. No grace period: late renewals are not accepted, and an application for a new license is required.


Annual Title Certification (Agencies):

Annual certification is required per NAC 682A.110, which states:

A firm or corporation licensed to act as a title agent, or a natural person appointed by a title insurer pursuant to NAC 692A.080, shall certify to the Commissioner on January 1 of each year the name of any:

  • Person he or she has appointed to act as a title agent;
  • Person he or she supervises or employs as an escrow officer; and
  • Other person he or she employs who performs other than clerical functions.
